Property appraisal and rental valuation
This includes a property inspection further to which we can discuss the property to ensure that your property is let in a safe condition to protect your tenants and you.
Advertising and marketing of property
Our properties are advertised on Rightmove, Zoopla, On The Market, our website and Facebook. A property tour and a video is included in our marketing. We keep our extensive database up to date with applicants’ details. All enquiries are registered with us. When a new property is marketed, it is ‘matched’ and all potential applicants receive notification of the new property immediately.
Accompanied viewings
Viewings to prospective applicants are always accompanied by a member of our team.
Application Process
We arrange for application forms to be completed by applicants, take up references and carry out credit checks. We obtain references in-house rather than outsourcing to a referencing company. Where necessary, we request a guarantor. We also check tenants’ Right to Rent documentation.
Tenancy Agreement and legal documentation
We prepare an up to date Assured Shorthold Tenancy Agreement or Non-Housing Act Tenancy if appropriate. We will advise the appropriate tenancy agreement. We also provide all the necessary documents to ensure the tenancy is legally compliant.
Inventory and Schedule of Condition
We arrange a full and comprehensive Inventory and Schedule of Condition either in-house or using an external inventory company
Deposit
We place the tenants’ deposit with The Deposit Protection Service where the deposit requires protecting under the Housing Act 2004
Rent
We collect the rent from the tenants, deducting any expenses incurred in the period and our fees before paying over the balance to you. This is within 2 working days of receiving the rent. We also carry out annual rent reviews.
Property Visits
We carry out regular property visits to the property during the period of the tenancy to check the condition of the property and its care by the tenants. We provide comprehensive reports with photographs.
Repairs and Maintenance
We arranging any works or repairs necessary at the property. We liaise with tradespeople and the tenants. We obtain quotes where necessary and liaise with you. We arrange annual gas safety inspections, EICRs, legionella testing etc. We make payments on your behalf from rents received.
End of Tenancy
We carry out an inspection at the end of a tenancy using the Inventory and Schedule of Condition, detailing any damages or lack of cleaning. We then liaise with the tenants to deal with the deposit release and conclude the tenancy.
Notices
We prepare and serve relevant notices to the tenants where necessary.
