Offers Under the Estate Agents Act 1979 we as Estate Agents must inform you in writing of all offers received. This communication must contain all the relevant information to allow you to make a reasoned decision on the offer received. We will naturally offer advice if asked to do so. Agency Terms Explained Sole Selling Rights (rarely used in this area). This is where an Estate Agent is given the exclusive rights to sell a Property and allows that Agent to charge commission at a stated rate even if he sells to member of your own family! Not be be confused with. Sole Agency This is an extremely common form of instructing an Agent who acts solely for you with very often a reduced commission rate. The Agent undertakes to market the property for you solely for a period. Joint Agency is an arrangement where two Estate Agents are instructed to sell by agreement and the pre determined commission is shared equally between the two Agents regardless who effects the sale. Multiple Agency is, as the words imply, where a number of Agents are instructed to sell. The commission, which is usually higher, is paid to the Agent who effects the sale. |
