When do Ware & Co's fees become payable?

Ware & Co`s fees become due when a Purchaser exchanges contracts at the agreed sale price. Exchange of contracts means when Buyer and Seller both sign a legally binding contract. The commission, however, is normally paid on completion of the sale.

Who pays?

Our fees are normally paid by the Solicitor or Conveyancer acting for the Seller and is usually paid on the day out of proceeds of sale.
Commission plus VAT not paid within four days of completion will attract interest at 4% per day above Nat West Bank base rate.

Your Property on Show to Sell.

Please remember. From the moment you instruct Ware & Co to sell your Property, your Home is on Show! It is impossible for the Property to be perfect at all times but here are a few hints which may assist you in promoting your Home agents a competitor down the road.

  • Make sure the exterior is inviting. Try a few hanging baskets and, in the evening, keep a light on in the Porch or Hall
  • Does the paintwork look drab? Is the downpipe still leaking? Go on. Fix it now!
  • Are the windows sparkling? They make the whole Property come alive?
  • Can you see the name or number from the road? Check it now
  • Is the interior of the Property inviting? We love pets but not everyone does! So move Rover & Tiddles out of sight
  • Move the children's toys back in their room. Viewers may trip over them and cause damage to your Property!

Be Honest. Please be truthful in your answers. If you don't know the answer to a posed question, never guess or estimate. It could cause problems later. Don't be too quick either to accept the first offer that comes along although it has to be said that the first interest is often the best interest! Ware & Co will be happy to advise at the time.

For Sale Boards are very useful tools for finding a Buyer. Ware & Co will erect a board outside your home only after consultation with you. There is not any point in placing a board outside your home if you live in a cul de sac, but passing traffic can be a benefit.

Financial Services. Ware & Co sell and let Residential Property. We do not sell mortgages nor do we insist you have an interview with anyone else before we enter into negotiations with you. However we do have a regular contact with an Independent Financial Services Company and will be happy to introduce them to you.
